Cornish Unit PRC Repair Case Study

The Client applied for a mortgage with the Halifax to cover the cost of the purchase price from the Local Authority and the repair to this type 1 Cornish house in Plymouth.

A PRC Homes Ltd approved repair scheme is acceptable to high street mortgage lenders. The Halifax advanced the first stage of the mortgage funds so that the Client could complete on the purchase. The balance of the funds are held on retention until the repairs are completed and the PRC certificate has been issued.

Once the new walls are built the doors and windows are fitted along with new fascia and guttering. Internally the walls are plasterboarded and plaster skimmed. Any light switches, skirting boards, etc are refitted.

Cornish unit type 1

There were 30,000 Cornish Units built after 1945.  Cornish Units are either type 1 or type 2.

Cornish Unit Type 1

Usually look like a bungalow style house with a mansard tiled roof.  The Prefabricated reinforced concrete (PRC) exterior walls are removed and replaced with a traditional cavity wall construction. The concrete exterior PRC walls are only on the ground floor and this makes PRC repairs to Cornish Units type 1 houses quick and low cost.

Cornish Unit Type 1 houses are normally repaired using a PRC Homes approved licence and take about 4 to 6 weeks to complete, you can stay in the house during the PRC repairs. The PRC Certificate will give a 60 year structural guarantee and mortgages are widely available from many High Street Banks and Building Societies.
